Metal Roof Repair & Maintenance

Metal roofing systems are relatively low maintenance when installed by a qualified roof specialist and a well cared for metal roof has a life expectance of 50+ years when properly maintained.

Problem areas we look for and address during roof maintenance:

  • Leaking
  • Denting
  • Scuffs and scratches
  • Corrosion
  • Degradation
  • Improper installation – lapping, excessive sealants, excessive screw penetrations

Your metal roof is installed using fasteners to attach the panels to the substrate. These fasteners (hidden or exposed) are engineered to withstand years on a metal roof but it is important with an exposed fastener system, to have them checked yearly to ensure they are not loose, crooked, angled or missing. Expansion and contraction pose a risk to fasteners which can cause them to back out over time. Another area of concern is with gasket head fasteners which come with a neoprene washer that will corrode overtime from UV exposure. The deterioration of this washer could lead to a potential leak.

What do we address during annual roof maintenance?

  • Remove debris
  • Tighten/Replace fasteners
  • Inspect joints and penetrations and replacing sealants to any areas that appear worn, damaged or lacking
  • Clean gutters & valleys
  • Written visual inspection report of potential hazards
    • Low hanging branches from trees
    • Signs of pests (rodents, bird nests etc.)
    • Deterioration of the Chimney stack
    • Wooden fascia rot
    • Drain blockage of hidden gutter system
