Your metal roof is installed using fasteners to attach the panels to the substrate. These fasteners (hidden or exposed) are engineered to withstand years on a metal roof but it is important with an exposed fastener system, to have them checked yearly to ensure they are not loose, crooked, angled or missing. Expansion and contraction pose a risk to fasteners which can cause them to back out over time. Another area of concern is with gasket head fasteners which come with a neoprene washer that will corrode overtime from UV exposure. The deterioration of this washer could lead to a potential leak.
What do we address during annual roof maintenance?
